Drylining
Our Core Specialism

Drylining

The modern alternative to traditional wet plastering — faster, cleaner, and just as flawless.

Drylining is the process of lining internal walls and ceilings with plasterboard without the need for traditional wet plaster coats. It is one of the most widely used construction techniques in modern building, valued for its speed, precision, versatility, and cost efficiency.

Whether you are fitting out a single room or managing a multi-storey commercial development, drylining is the backbone of a quality interior finish. Our team has over 15 years of experience delivering it to the highest possible standard.

“Drylining is not just a building technique — it’s what separates a quality finish from a compromise.”

The Basics

What exactly is drylining?

Traditional plastering involves applying layers of wet plaster directly to masonry, then waiting days for it to fully dry before decoration can begin. Drylining replaces this by fixing rigid plasterboard panels — also known as drywall or gypsum board — to a timber or metal frame, or directly to a wall using adhesive.

The joints between boards are then taped and finished, or the whole surface is skim-coated with a thin layer of plaster for an ultra-smooth result. The outcome is a perfectly flat, stable wall or ceiling ready for decoration in a fraction of the time of traditional wet plaster.

speed

Dramatically Faster

Wet plaster can take 3–6 weeks to fully cure. Drylining is ready for decoration in days, keeping your project timeline and budget on track.

thermostat

Thermal Performance

Insulated plasterboard and cavity systems significantly improve U-values, reducing heat loss and energy bills across residential and commercial builds.

hearing

Acoustic Control

Multi-layer acoustic plasterboard systems dramatically reduce sound transmission — essential for apartments, hotels, offices, and schools.

local_fire_department

Fire Rating

Fire-rated plasterboard systems provide up to 120 minutes of fire resistance, meeting strict building regulations for commercial and multi-occupancy developments.

The Methods

How drylining is applied

01

Tack & Fix

Plasterboard is mechanically fixed to timber or metal studwork frames using drywall screws. The most common method for new-build partitions and ceilings, giving a strong, flush, and predictable surface across any span.

02

Dot & Dab

Plasterboard bonded directly to masonry using plaster adhesive. Ideal for refurbishments where studwork is not practical — fast to install and minimal in space loss.

03

MF & Framing

Metal Furring systems use a concealed metal grid to create a level substrate independently of the structure behind — excellent for uneven surfaces and high acoustic or thermal performance.

The Finish

Surface options & finishes

Drylining offers multiple finishing routes depending on your aesthetic requirements and budget. We advise on the right specification for every project.

texture

Tape & Joint

Joints filled and taped, feathered out with jointing compound, and sanded to a smooth paint-ready finish. Standard for commercial environments.

layers

Skim Coat

A thin 2–3mm coat of finishing plaster applied over the whole surface and trowelled to a glass-smooth finish. The premium choice for high-specification residential interiors.

Decorated Board

Pre-decorated or moisture-resistant board painted directly — ideal for utility areas, loft conversions, and budget-conscious refurbishments.

Why choose drylining?

The case for drylining, every time.

  • check_circleNo drying time. Trades can follow on immediately — painters and electricians are not held up waiting weeks for wet plaster to cure.
  • check_circlePrecise & flat. Manufactured to consistent thickness, delivering walls and ceilings that are plumb, level, and true every time.
  • check_circleBuilt-in services. Stud cavities provide a clean, concealed route for electrical cables, pipework, and data cabling.
  • check_circleFlexible & adaptable. Walls, arches, curved soffits, bulkheads — drylining can form virtually any shape a design demands.
  • check_circleSpecialist boards available. Moisture-resistant, fire-rated, acoustic, and impact-resistant boards for any environment or regulation.
  • check_circleCost effective. Faster installation means reduced labour costs and shorter programmes — saving money without cutting corners.
